Welcome to your new home in Bradley Crossroads! We have some helpful information for you moving forward regarding the HOA of the community

Payment

HOA payments are $115 due on the 1st of every month with a $10 late fee for any payment received after the 10th. Payments may be made in advance. Trash services may be suspended in the event of nonpayment.

We are also accepting online payments as well through QuickBooks. Please email me if you would like to enroll.

Trash

The trash company that services Bradley Crossroads Townhomes HOA is Waste Systems Inc. Trash day is on Monday so trash should be left out by Sunday night.

Waste Systems will pick up what is in the trash can and up to two bags. Any extra bags will require an additional charge.

Please keep track of your trash can. Each home is assigned a trash can that is indicated by the serial number on the side of the can. If your trash can is lost or stolen, there is a $100 fee to replace it.

Parking

There is to be NO parking in the fire lanes or on Sun Seeker. Vehicles that are parked in violation may be subject to automatic removal. Homeowners should use garages for parking rather than storage. Guests should park in parking spots to not block garages or fire lanes.

There are to be NO abandoned vehicles. An abandoned vehicle is any vehicle that has not been moved for a period of 5 days or longer.

There are NO designated parking spots.

Pets

No pets can walk around the property off-leash. They must always be accompanied by an owner and restrained. Homeowners are required to pick up after their pets. You will be fined if pet waste is left in the community and not cleaned up.

Landscaping

The HOA will maintain the grounds, keeping grass cut, lawns watered, trees trimmed, weeds pulled, etc.

Snow Removal

Snow removal will be provided for snowfall of two inches or more. It will be removed from streets and sidewalks. Please do not place your own salt on the sidewalk as this can damage the new concrete. Please do not block streets with cars since they may not be able to adequately remove all the snow from the roads.

Changing/Adding Designs to Your Home

Homeowners can make certain modifications to their homes without board approval. Such changes include: adding a screen door, professionally installing security cameras, and any interior changes provided they are not structural. Changes that do need approval are for anything that would be added or changed to the exterior of the home. Designs should be submitted to bradleycrossroads@gmail.com.

Fire Prevention

With the prevalence of dry wind, it is important to make sure that fire hazards are minimized. Open flames are not permitted. Grills are allowed but should be away from the siding of homes when in use. Cigarette should also be put out in something like a bucket or water bottle.

Owners of Rental Properties

Property owners of rental properties in Bradley Crossroads are responsible for their tenants compliance with our HOA Bylaws and Covenants. Owners should provide renters with a copy of these documents to their tenants as an addendum to the lease. Owners are required to notify the management company if they are renting and provide both the renters form as well as their own contact information. This is very helpful in case of an emergency on the property. The renters form has been posted below.
